Ready to sell; now what?

  •   Your agent will help to determine the right price to list your property, how to anticipate the reaction by the buyer’s and what pricing strategy can bring the best or multiple offers.
  •   Staging – buyers can better imagine how they can use the livable space!
  •   Your agent can provide resources for repairs, cosmetics, landscaping, clean outs and more.
  •   Marketing skills – who is your market, where do you target the right buyer and how?
  •   Multiple listing service –   exposure to the real estate community
  •   National internet sites - exposure your property will receive from potential buyers.
  •   Your house and property are now ready for professional photography and video
  •   It’s time!  House is staged and it’s time to put the “for sale” sign in the ground!
  •   The listing will now go live on the Multiple Listing Service and internet sites.
  •   Appointments will start pouring in….plan to be out of the house!
  •   Offers are on the way, your agent will review all of them with you so you can accept the best offer that will meet your needs.
  •   Next step is the structural inspection.  The buyer will review the inspection report and both your agent and the buyer’s agent will work out any remedies that will work for all parties.
  •   If the buyer is financing, they will now fill out the formal mortgage application.
  •   Your attorney will prepare the sales contract for the buyer’s attorney to review and for the buyers and you to sign.
  •   Once contracts are fully executed, a copy will be submitted to the bank so they can order the appraisal and start their underwriting.
  •   The title insurance will be ordered to ensure the property has no liens, judgements or open building permits.  If there are no issues, you’ll receive clear title.
  •   Once title is clear, the bank underwriter will issue the commitment letter and a clear to close to the buyer.
  •   Your attorney, the title company and the bank attorney will schedule a closing date.
  •   On the day of closing, the buyer will do the final walk through of the property.
  •   Hooray – You made it to the closing table….Congratulations!
